House Rules - Important Rules and Information

Dear guests,

Please read all the following rules carefully in order to avoid dangers and damages or costs for repairs when checking out.

Our experience has shown that these rules are essential to avoid misunderstandings, trouble and costs. Please make sure that you have read and understood the house rules at the beginning of your stay. If anything is unclear, please contact us so that we can explain it in more detail and avoid misunderstandings.

We would like to point out that this is not a hotel, but a private villa, which is occupied by myself as the owner. We place our home at your disposal for an unforgettable holiday. Therefore, we urge you - please treat our villa with the same respect you would your own home. We have put a lot of effort into making the villa a beautiful feel-good place where our guests and ourselves feel very much at home.

Our villa is located on an island. Here it is very difficult to provide the standard you are used to in your home country. For example, the island has a different electricity and water supply. Occasional outages may occur here. If you experience any failures in these areas during your stay, please inform us immediately. However, the problems are usually always rectified promptly by the municipality.

Throughout the villa you will find important information and warning signs about some details and functions that must be observed urgently. Information and special rules about certain parts of the villa or about certain equipment are listed so that you can easily understand where things are and how to use them safely. The signs are to be taken seriously and it is imperative that they are followed accordingly.

Rental parties

Subletting and renting for third parties is prohibited without the written consent of the landlord. The number of persons stated in the rental contract may not be exceeded by the tenants.

All overnight guests are obliged to present their identity cards at the time of booking, at the latest before check-in, as they are subject to compulsory registration with the police!

Any extra beds are subject to a charge. As the prices vary according to the number of staying in the house vary. A residential house is rented. For good cause, the landlord may rebook within the category to another accommodation or upgrade to a higher category, even if a flat has been booked by name.

Visitors (not insured, damage, theft - prohibited)

For safety and liability reasons, hosting or receiving visitors is strictly prohibited. Only those persons who are registered for the accommodation and have paid for it may stay in our villa and are verified with an identity card. Violation of this rule may result in immediate termination of the contract and expulsion from the accommodation, as well as being punished with a ban on staying in the house. In the past, parts of my property were stolen! In this case, the insurance cover does not extend to third parties either!

Volume and quiet times

Please respect the quiet times and keep the noise level to a minimum, especially after 22:00. Should complaints about excessive noise or inappropriate behaviour arise, we reserve the right to terminate the rental agreement immediately and no refund will be made for the entire period booked. In the event of any disputes or neighbour complaints, please inform us as soon as possible.

All parties and large gatherings are prohibited. Nightly volume and noise must be in accordance with the neighbourhood.

Waste disposal

There are also designated areas for recycling and waste disposal. Please do not throw rubbish, such as bottle tops or cigarette butts, into neighbouring properties.

Your rubbish must be completely disposed of on departure!

The tenant is liable for costs arising from subsequent sorting or separate disposal.

Costs for this amount to at least 80,00€ in individual cases.

Use of kitchen

As our villa is privately occupied, the kitchen is fully equipped. Please treat our kitchen with the same respect as you treat your own kitchen at home, so that it remains in good condition for other guests and also for ourselves.

Please ensure that you do not flush food waste down the drain. Please throw all kitchen waste into the appropriate container. In addition, please rinse the dishes before using the dishwasher. Afterwards, please put all kitchen utensils back where you originally found them.

Drain

Please do not flush any hygiene products or wet wipes down the toilet. There is a separate container for this in each bathroom.

In the kitchen, please do not dispose of grease via the sink - it will otherwise clog!

Safety

While we have taken the necessary measures to make our villa safe for arriving guests, you must also ensure your own safety. There are measures you need to take to ensure the safety of the villa during your stay.

Each time you leave the villa, you are responsible for ensuring that all windows and doors are closed and properly locked to ensure security and prevent rain and water damage.

There is an alarm system that you must activate each time you leave the house.

The tenant is aware that he/she is liable for any damage caused by his/her actions or omissions, as well as by the persons he/she has allowed into the accommodation.

Pool and Whirlpool

Before using the pool or whirlpool, we kindly ask you to shower off, rinse off sunscreen and keep the pool water clean. In the event of extreme personal soiling, a corresponding cleaning fee will be charged for the additional pool service required (extra 50 EUR per pool/whirlpool facility). Bacteria feel particularly at home in the whirlpool at 38 C, which makes special hygiene before use unavoidable. The service sees immediately if there is any misuse. In the event of incorrect handling, high cleaning costs will be incurred. If this is the case, 50 euros will be charged for this. If the water in the whirlpool needs to be changed completely, 110 euros will be charged for this. This process takes over 3 hours and also costs the corresponding chemicals and water!

Supervision: When using the bathing facilities, parents are responsible for supervision. Do not leave your children unsupervised when bathing or playing in the outdoor area of the bathing facilities. Neither the operator nor the owner is liable for damages of any kind/or person!

Smoking

Smoking is not allowed inside our holiday accommodation. This is strictly prohibited. Those who still wish to smoke are welcome to do so in all other areas of the outdoor facility. Smoking is generally permitted in the open air. However, please do not throw cigarette butts to your neighbour, but dispose of them appropriately.

Barbecues

We provide a barbecue with utensils so that you can enjoy a barbecue during your stay. Please bear in mind:

- Use the barbecue utensils provided and not the normal kitchen utensils.

- Clean the barbecue after use

- Please protect the grill grates with aluminium foil or take your own carbon foil

Damage

In order to avoid misunderstandings and annoyances, we ask you to always report accidental damage to us immediately. In order to avoid general damage, we also ask you not to move any furniture inside the villa or to place furniture outside. The same applies to the gaming equipment in the gaming room. Please leave things in the rooms for which they are intended.

In case of accidental damage, we will investigate the matter and decide if and how much the repair costs will be. We would like to point out that damage must be reported to us immediately. If damage is not reported and is only discovered at check-out or during my inspection visit, an additional inspection fee of 120.00 euros will be charged.

Guests must allow the house owner or caretaker access to the house for repair and inspection purposes. The house owner or caretaker will exercise this right of access in a reasonable manner and, if possible, give prior notice.

The tenant is aware that he/she is liable for all damages caused by his/her actions or omissions as well as by the persons let into the accommodation by him/her.

Other information

The rental object includes bed linen as well as sufficient hand and dish towels for the guest.

Please note that the villa has a sustainability certificate and the air conditioning units can only be used during the hours of 12-14 p.m. and 21-23 p.m. in order to protect the environment!

Towels may not be taken to the beach.

The house is returned broom-clean and with complete, intact inventory for departure. The final cleaning of the holiday flats is the responsibility of the landlord, including cleaning of the linen. A separate fee will be charged for this according to the current price of your booking. This price increases in case of additional rebooked persons and or additional use more than the number of beds used. This applies to soiling caused by normal use. Included in the rental price are all additional costs of the holiday flat arising from normal use (water, electricity), but not costs for the stay such as transport to / from the holiday flat, luggage, etc.

Termination of the rental contract and cancellation conditions: The agreed fee for the contractually stipulated service shall also be paid if the guest has to terminate (cancel) the tenancy agreement for any reason, arrives later than stipulated in the tenancy agreement, departs early or if the landlord terminates the tenancy agreement (if necessary also without notice) due to a breach of the tenancy agreement/general terms and conditions.

However, the costs for the final cleaning and service fee will be incurred in any case, as an external company is specially commissioned by us for this purpose.

We therefore strongly recommend that you take out travel cancellation and interruption insurance.

Your insurance company will be happy to answer any questions you may have about travel cancellation insurance. In the event of force majeure or other hindrances for which the lessor is not responsible, the lessor reserves the right to withdraw from the rental agreement / terminate the rental agreement without the customer being entitled to any claims, e.g. for damages.

Duty to cooperate

We have drawn up these house rules to ensure that every guest has a safe and, above all, pleasant stay in our villa. Compliance with these rules is essential for every member of the travel group. By using the accommodation, all travel participants confirm that they have read and understood these rules and instructions in full by the booking and personally liable guest. In case of violation or non-observance of rules, the resulting consequences or costs must be borne by the guest. This may result in a ban from the premises and the loss of any refund.
